Everything else is fairly controllable, and even Capex is foreseeable.  

What else would you do with them?

The other one I don't need to know anything else about after looking at it on street view...Not sure if this will make you feel better, but I've had rough turns in good areas too. 

Knowing how fast or slow things are turning would not cause me to change how I manage my business.I'm more concerned about current market rents  All else equal, I know that by lowering my rents $50 or $100, I can lease up my units almost instantly.

I'll make an offer that works for me and then someone else will bid slightly more or way more.

Possible add insurance on your appliances with them paying by adjusting the rent or if they are OK with it so if something else breaks,your covered.
