i also had HVAC mystery issues in my first duplex when we house hacked it.Regarding the Daikin Mini Split - I have one in the 3rd story of my current home and it seems to work great for us. 

I'd also suggest Union City, where my wife and I owned a condo.

The builder of the condo that I was to purchase has been extremely lenient but I may lose my money and this lovely condo.  

I found property in the Scranton area. found a decent duplex that cash flows.
