For example, the buy the side frame pieces by the mile and the little parts that hold the frame in are purchased 50,000 at a time.I can't buy just the materials for what they charge for materials AND labor.I agree that screens are a nightmare.My biggest things I remove for rentals are garbage disposals and ceiling fans.

Hi Sam,In the business we call these in "pre-list" stage as a broker/agent.Banks will either list REO directly with listing brokers or have asset management companies they contract out with that the bank gives their assets to for disposing and selling in the marketplace.They give the asset company full reign usually going by what is in the banks servicing agreement as part of the contract to handle the disposition of the assets.

I can't imagine that any liability waiver would protect me if the tenant decided he was going to try to get the thing working and there was an accident--like electrocution.Based on some knowledgable sounding posters here on BP who remove ceiling fans, garbage disposals and dishwashers, I am thinking I am not going to find many folks that would think this is a good idea.
