What off-market really means is that the seller refuses to sign an exclusive listing agreement with an agent but tells the agent if they bring them a buyer, they'll payout a commission.

You have relationship infrastructure and knowledge that took a very long time to develop.  

However, you have to invest in specific communities where they are encouraging development.

Along these lines, we send out a weekly newsletter to our list, sharing things going on in our market, as well as more macro, in the real estate market and economy.

My method has always been to call every listing that hit 90 days on market in areas that I want to buy.

I did check Loopnet and it's all listed for sale by brokers and agents, so I don't think it is off-market -- right?
