That said, I do not believe that he is licensed, he will be subcontracting the electrical to a master electrician colleague...I agree that I can do a lot of this stuff myself, the timeline is what makes it tricky, I have people hoping to move in this weekend and I'm working full time and then some while running around trying to get the place furnished/decorated, cleaned, and do the most basic repairs myself.

Since this is a rental, you may want to look at luxury vinyl plank or better yet Floor and Decor has a product called Nucore, which is at ~$2.75/sqft. is about the same cost as good LVP, looks great, and is nearly indestructible... that would actually be my first choice.https://www.flooranddecor.com/nucore-flooring
