I am leaning towards the BRRRR method or traditional LR once the right property comes across.

You should both consider buying your own properties and lean on one another for support in the wonderful world of landlording.

And yes, as of now I'm leaning towards a cash flow model and I need to figure out how to execute that plan.

I believe too many lean back on feelings vs figuring a measure for fact's, and end up with who had best marketing and than blames the sub-par experience on the venture as a whole. 

It would be more convenient to get the one guy, for sure, but it would be a pretty difficult sell.  

certain markets lean more towards 1 platform over the other, that I have seen. my thoughts, Airbnb and VRBO have some of the largest marketing platform and accessibility.
