Don't be caught with your nailers empty and lots of unwanted inventory.An example in Phoenix; I bought a 5 bed 3 bath for $151,000 and put in $20,000 and sold for $289,900 without a realtor.

Because each A/C unit is R-22 Freon, if one unit goes, I would have to spend roughly 3k-4k (per unit) for a replacement as R-22 is no longer available per EPA requiring a complete replacement including the coil located in the furnace.

I've been told that the evaporator coil is usually the culprit for freon leaks about 85% of the time, that's a $600-$900 repair plus about $200 in freon.

HVAC contractor will:- supply and install 80k BTU 92% gas furnace on first floor- supply and install 3 ton coil- supply and install 3 ton condenser- supply and install 5 zone fujitsu mini split system on the 2nd floor with copper lines and slim duct (2-7k indoor, 2-9k indoor, 1-12k indoor units)- supply and install new duct grilles and registers- supply and install new refrigeration piping, exhaust piping, thermostat- supply and install new natural gas piping to accommodate gas load Estimate is $17,700 and I have no idea if this is fair or in the ball park.Any help or direction is much appreciated.

Location - Spring, TX Built in 1977, 3/2, approx 1500 sqftContract Price - $120kLocked-in Mortgage Rate - 3.5%Total Monthly Rent - $1450- Comes with Section 8 Tenant (Mom & 3 kids)- Buyer pays title insurance- Big items to account for after inspection: Tree too close to the house, needs to be cut downOne side of the garage door opener has no outlet to plug into (there are a total of 2 single garage doors)Kitchen sink drain pipes are "amateurishly" doneRusting of the evaporator coil in the attic (20 yrs old)Attic lines don't have enough insulationOne bathroom toilet is cracking and needs to be securedRoof is missing guttersRoof shingles vs flashing wasn't done 100% correct, needs more spaceThe buyer agreed to a $500 closing cost credit.

Usually you can find installers for about $2 per foot for labor(in LA), but, be careful they usually gouge for the quarter round at some ridiculous amount per linear foot, be sure to negotiate that part down, or if you have a brad nailer and miter saw, install the quarter round yourself, or just negotiate with them to about $2-2.50 per square foot for everything including the baseboard.
