listen to me spoiled socal kid, we don't necessarily have "weather" here in socal, so I can see where the line and share of bias can come in.I can't operate my business as if I'm in an aired climate.

Based on political climates IDK if that ever will be resolved in a responsible common sense way.

My question is for other Real Estate Investors in colder climates.

in todays climate be careful.  

I'm not sure what it would cost to have a new constructed garage but considering your climate and how much more you can charge ($100 in my case, I've heard of even more).

In colder climates I would say laminate but for the price you can't go wrong.

@Adam Drummond can't comment on the investment climate, but it's one of the more ideal places to live imo.  

It also has a warmer climate!

If you are on the edge of a desert, it makes little sense to sod with {non native} grass species which require moisture levels above and beyond what Mother Nature supplies.Even way up here in the north east, we do not landscape our properties with non-native species - particularly non-native grass species and ornamental shrubs - many of which come from warmer climates further south and can be high maintenance given our winters and their lower resistance to {native} weeds and insects.

Wondering what the thoughts are in the community about whether or not Florida will be fine for at least a few hundred years in climate change.Whether you think sea levels will rise or not, let's just say hypothetically they rise by ten feet.I believe any urban or dense suburban area will be saved by humans through a system of dams, dikes, bars.
