Vacancy is expensive so I'm looking for longer term tenants but if they are getting paid off of it there is an incentive for churn and even when there isn't there is a lease up fee of 1/4-1/2 of a month rent for an e-signature and hopefully walkthrough if the landlord is lucky. 

When we were trying to improve our site ranking a few years back there was a constant need to feed the beast and we churned out articles that were lower in quality than they would have been if we took more time writing them.

Could they be churning to show better results?

Residential agents do fadeout more quickly and commercial is more specialized.Discount companies have been funded hoping to be the next big thing and they last a few years and then go out of business or contract.I have seen tons of them churn and burn over the years.

The LegalZooms of the world are a mill churning out documents without any attention to special situations and the best tax consequences to you or how things should be managed.

I generally lean "buy", but small STRs businesses that are for sale will be a complete mess and you'll probably see a lot of churn post transaction making your effective multiple astronomical.

Me thinks your brokerage commissions and deal churns are more valuable than long term relationships so long as the word of mouth doesn't rear it's ugly head back to your precious deal factory, BiggerPockets.

They also churn tenants to keep getting first months rent as a fee versus the low ongoing rent fees with re-tenant costs.
