Value is a function of the income the property produces.  

If you find a good company, your costs will almost always be much lower and typically, the rehabs are done correctly and everything is functioning properly in the home.

-reliable "handyman" who can deal with minor repairs (make sure licensed and insured)-tenant self-inspection app or use third party service for inspections-vendors to service home functions, e.g. plumbing, electrical, HVAC, etc.

As for the tech side, I used Guesty for Hosts, which is pretty good and offers website functionality but no booking widget so you cant build your own like on wordpress if you wanted.

As a guest, I probably care the most about a good bed and I'm very "function over form" for the most part, but it's got to look good in the pictures to get me there, right?

Our current renter is likely to be renting for 4 years as she has kids at local school and 4 years would see them through to going to college.We have an old detached 1.5 garage that has functional automatic garage door, and just fits their car....not that they do it very often as I think it is a challenge. 

Maybe you can convince everyone involved to convert to a community owned system, with a shared maintenance agreement, reserve funds,Just need to find the smoothest path forward to needed upgrades like an above ground cistern, pumps, backup generator, better filters, or whatever to make the system function 100% of the time$1500 is minimal, spend it if that's the way forward.
