This does NOT include brokers who try to disguise themselves as lenders by utilizing table funding, etc.  

You need to vet them for what they are bringing to the table (cash/project management experience/contractors/etc.)A good hard money company that can work with investors on the loan and/or construction costs.

I understand most East coast and mid west sellers and buyers insist on going to the closing office and sitting around a table..

When people here send me private messages or ask me on a call, one of the many things I'd tell them if they want to buy pre-construction is to check the developer's construction license and that it complies with the zoning rules (and I'll tell them if I know what those are).You woudn't believe the amount of people that are ready to put a sizeable amount of cash on the table but won't spend the little extras needed to make sure they don't lose it.

I'm particularly passionate about Muti-family, buy and hold, and lending.Outside of real estate, I am a contractor with over 35 years of woodworking. we as a company have done ever thing from large conferences tables , to President Obama's front porch.

Appreciation in class A is not going to put food on the table right away.

So now we have conditioned when a person leverages self to the gill's, taken on mountains of debt and the grand some of there career is waiting tables or making coffee and some toilet-paper degree that a bajillion others also have, and maybe a few years experience at best. 

@Guillermo Kennedy, it's certainly possible to use the existing LLC as a joint venture entity; the legally binding agreement here would be amending the existing operating agreement and updating the current cap table to reflect the new members of the joint venture.

I lived for free and did just fine waiting tables!
