That might be the biggest hurdle - but otherwise, I'd check out "DSCR Loans" which are the perfect option for people like you looking to buy rental properties w/o W2 or DTIWe don't own any other properties other than the investment property we just purchased.

The biggest thing to me is buying in quality areas that will increase in value over time.

It is important to remember that a solid agent is not just opening doors for you, their biggest value would be in the negotiations and right now, buyers have a real advantage if one knows how to go about it.

Also, the property is currently paying me to own it through cash flow.My main goal in my LTR business is cash flow … I’ll tell you right now that I can, of course, cash flow better in northern Minnesota where the average house costs 100k and I have the power of leveraging cash out refinances which is my biggest issue in CR… my money is stuck in the property.  

In the peak season the math is better.We started charging MTR a bit more for the four biggest holiday weekends of the year. 

So cash flow is my least preferred of the RE return sources.  

While it is true that the need for affordable housing exceeds the supply, she does not accept that predatory investors use mobile home parks as a source of passive income.  

I would imagine most misrepresent their sources and uses when they apply for their financing.
