OR refi one at 70% and get the 45k loan leaving some debt on the line of credit but keeping home 3 free and clear and adding a lot of value to it as well as getting some really good rental income from it.

However, in adding the bedrooms, no new sq.ft will be added.

Am I stretching this too much by adding these operating costs?

Luckily, due to the number of items this person had at the home, we added charges for each day beyond the set closing date for them to vacate the property.

The coaching calls have been adding real value to our business infrastructure to raise capital more effective and refine our processes. 

We added a 2nd one and both were solidly booked so we added 2 more haha.
