She says she notices it in bed and has to put the bed a certain way (like with head on higher part).This doesn't seem to be enough of a problem where any part is unlivable or that requires immediate attention, but the main jist of this post is, where would I start or what type of business or contractor could I start with to find out about this?

So, investing in a market you don't know is like saying: I am going to open a retail business without knowing what product you will sell, how to source the product, or who your customer is and what drives them to purchase.  

Maybe leave a kayak for guest to use (have them sign waivers in case of accidents).Get some old furniture, some bicycles to loan and make a bed and breakfast!?

I own a recently renovated 3 bed 1 bath  in the Greensboro area.

It's relatively easy to look at comparable properties on airbnb with the same bed/bath, general condition, and location and click around their calendar to get a sense of what they're making in bookings each month.

With my 2 bed I get a fair amount of advanced bookings but nothing like the 5 bedroom. 

Thermostat was off the wall, laundry room filled up to 3ft with dirty clothes trash everywhere, bed frames dissasembled and no water.

You have fixed build cost it seems and fixed loan costs after the refi.Are you building 2 bed 1 bath duplexes?
