As Plano is a pretty nice clean cut buttoned up type of community they don't seem to have a lot of tolerance even for just a few bad apples.Dallas is considering a ban. 

Canton the city is very difficult to know the good areas from the bad.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

On paper they were amazing deals, in reality they sucked so badly I went into self storage instead.

There are so many great local lenders you will have great options for figuring out the best loan for you - you don't *need* to put 20% down by any means, but never a bad thing to go that route if you can.

So my question is is it a bad move to pull out all of the equity now and look for a fixer upper to rent out?

I built this budget template based on my research but am only seeing bad investment returns / don't really know what I'm doing and would appreciate any feedback you all have to offer.

Better still, the recessed handle trim is visibly chipped (stands out as bad.) 

Is it good or bad with a lot/little REI activity?
