I am also a local investor in Denver and I would highly suggest attending some in-person networking events my favorite in the metro area is Rocky Mountain Women Invest, it's once a month, free to attend and the next meeting is this week on 10/1! 

I'll be attending BPCon24 soon, so I will be MIA for a bit, we could set up a call for later next week.

I regularly attend workshops and seminars to stay updated on industry trends and best practices.

There is one I attend on occasion in the Valley.One option is house hacking here in LA.

Network with other investors by attending local meetups and online.

At least attend some city council meetings where it is on the agent, or talk to your councilperson for advice. 

Or are there training I could attend.  

As others have mentioned, I recommend starting to attend some local meetups here and there just to start brushing shoulders with other brokers, investors, wholesalers, etc. to really get your feet wet without putting money on the line.
