If there’s any equity get your lawyer in to court and try to place a lien on them. 

I also don't understand why you would want to tie up your cash so long without the benefits of owning the properties.The scenario of you buying a few now and the rest in a couple years seems to be the most appealing for you both, why are you adverse to that?

I tried to evict with denied appeals, and now the code enforcement officer is giving me till December 3rd, however the person is to move out by December 1 per notice from code enforcement and is working with case manager for placement.

If they fail to pay, then you can consider taking them to small claims court or filing with a collection agency.

I do not have reasons to think that anyone will sue me, but given that we don't know what people may come up with, I would like to make their case less appealing if they do try.

Make sure to have a solid plan for the rehab and your exit strategy to make the deal more appealing!

If you have a significant turnover rate, then I guess I could see the appeal of remote showings, but I also suspect the lack of personal touch contributes to turnover. 

In addition, if they withhold rent, it has to be placed with the registry of the court where the property is located.
