For context - I have a five bedroom home, split in two units in ATL.

Filled with natural lighting, this single story home features 2 bedrooms and 1 bathroom.

I think you will probably need 4-5 bedroom to make it work close to break even and you may even need to rent out your bedroom occasionally when the opportunity presents itself. 

We had one incident where a tenant got divorced, mentally fell apart, received a dog as a gift and kept it locked in a bedroom all day.

That being said, I scrapped the idea and bought another rental property.One hack to consider, a colleague of mine finished a third floor, made the third floor the living room and kitchen and the second floor the two bedrooms because that scenario avoided the need for a second means of egress.

If you go the single family home route, I would find a house with 4-5 bedrooms so you can live in one, rent the other 3-4 via house hacking.

Ask them for their average rents and vacancy times (broken down by number of bedrooms).

And the first property was a house hack where I rented out bedrooms to cover mortgage, while living there for basically free. 

International students pay $3200 for a 5 bedroom house 2 houses from me and a 4 bedroom on my sale street also $3200.
