Self-managing from out of state has been doable, but the challenges have added up, and I’ve realized I’ve missed things that could have been avoided with closer oversight.If you’re just starting and don’t already have a strong local network, I’d advise against self-management from out of state.

You just added another crumb of information which can mean anything

I’d plan for extra amenities like special decor or concierge services. 

@Michael ReilmanI installed the Aquasource Henshaw from Lowes in all 20 units I recently rehabbed and they've been great so far, and as an added bonus they're ADA height which is awesome for bad knees!

You either have to earn extra money via sweat equity (working as your own PM or do the renovation work), or you have to be ok with a negative cash flow.  

If possible, consider a duplex or single-family home with extra rooms instead, as they offer better appreciation and flexibility.

I was drawn to the accessibility of their projects without needing to be a FUND, along with the extra benefits that come from their large-scale output.As an investor, my priorities are finding good deals, investing in landlord-friendly markets, and transitioning to new construction properties.

That would certainly provide added leverage should problems arise with bookkeeping, receipts, estimates, etc.
