If you like where you live, I would explore investing in a cheaper out-of-state market. 

You many want to look at each upgrade specifically; how much value does it add to the property and/or is it actually necessary (say with the siding if it could be salvaged and just painted)? 

Marketing to sellers usually leads you to buyers and sellers.

The markets you mentioned in your initial post in this thread are great markets, but they're all heavy on appreciation and light on cash flow.
