I just cannot buy into the "added value" concept J.Scott works in other states but I buy into Al Williamson (show #8) where getting involved in neighborhoods and making your presence known can make a difference.

In California you have the Williamson act for ag land that keeps tax's VERY low.  

@Elijah Williamson it doesn't matter what they say.Usually, ask for the last 3 years Condo documents and to include current accountant prepared financials and budget.Once you have all of that info there are companies in Calgary that will review/ analyze the docs for you to ensure that all is good with the property. 100% worth the investment of a few $$ to ensure what you are purchasing isn't a lemon.Google "condo doc review company, Calgary" and pick one to use.They will let you know what docs they want to see to ensure the "health" of the property.

@Bryan Noth @Ryan Kelly the craziest one is Williamson county with .2 months of inventory...

I live in the Nashville area and have a friend looking to escape San Francisco so their family can purchase their first home (cost prohibitive to do so in SFO) Their options are Nashville area (south of town, need good schools so Williamson County) and the Phoenix area (also near good schools, I'm less familiar with this metro).

My former primary residence I lived in for 2 years is in Georgetown, Texas in Williamson County, and I've had a homestead exception on it ever since; it is currently a rental.   

Specifically, I'm considering Travis, Hays, and Williamson counties.
