I'm sure next I would have gotten a frantic email demanding that I buy new clothes and/or provide Wal-Mart gift cards for tenants because I failed to provide a washer and dryer.

My reasons for selecting Springdale and Rogers are as follows: Ability to obtain 1% rule, good school districts in general, low crime rate, stable tenant base (Wal-Mart and Tyson), potential for appreciation as Fayetteville has seen substantial growth, and lastly I know a few people who live there and love it.If anybody else is familiar with or in investing in the Springdale or Rogers areas, I would consider partnering and going in on a larger enterprise.

While I understand why people want to limit showings I just have to say these people probably have a greater risk going to the grocery store and walmart then with a well done no touch tour.

It will provide you asset protection if whatever the company does that provides the service we’re to get sued they don’t have that commercial property asset.As it relates to value of the property or refinancing it won’t make a difference because you will have to disclose to the bank you own both entities and they will look at both and you personally to see if you can afford it, if it were to fail there is a good chance they would go after both then you since the one renting will be in default to your entity that owns it and if they default….So unless you need it to separate the two businesses for protection from whatever that other business does, it may not be worth it.For example others that do this are Walmart shipping trucks are not owned by Walmart they run them under other entities….
