We have all kinds of agencies in government, HUD, EPA, Treasury Department, Securities and Exchange, federally, we have real estate commissions, department of natural resources, etc. 

It is based on treasury rate not market rate.

I took on the treasury role because of my concerns as an owner.

Those amenities are just on the side, as would be a casino, etc.

The spread between the 10 year treasury and MultiFamily in Tampa is what 5-6 points?
