The property was painted 4-5 years ago, and still in fairly good condition, do you think doing some touch up and repainting the window trims would be better than repaining the whole property?

If it's a property that you can sell to a home owner, I would remove the tenant, paint and touch up anything that needs repaired, then sell it.

But the things that might add quality but not value could be, more expenses appliances or material than what the neighborhood justifies, a pool, a massive deck, too much landscaping, new cabinets when really the existing ones would look fine with a touch up.

However, she was nice and basically suggested that in the future, I touch up the whole house prior to any inspections.I didn't have a fire escape since the height of my building doesn't require one, but she would have inspected that also.

If it does its small and takes a simple touch up which I then send a picture of what was fixed to the inspector to let him know that it was completed(this does not require a re-inspection).Let me know if you have any other questions.

After you take the photos, use a photo editing software like Photoshop to strengthen the colors and touch up where needed.

The list was always a lot of small things like repairing flooring, paint touchups, replacing dryer, toilet and oven parts, etc. plus the cost of placing a new tenant.

I tell the tenants directly that it's so they don't get hit with unexpected charges due to move-out or touch-up paint.
