@Louise Whidby many of the counties list them on their website; they are also published in the newspapers in other areas; and you can go to the county clerks office as well.

I've come to notice that every piece of data in the newspapers are on websites like foreclosure.com already and it makes the morning paper look like old news.

But you need to show that you had the intention with some documentation, like a signed lease for the property, newspaper ads, craigslist ads, photos of for rent signs on the property, etc.And unless you do another 1031, by selling the 1 property you'll owe taxes not only on the 1 property sold but also a portion of the gain from the first property relinquished in the 1031.An alternative would be to suggest to the buyer a rent with option to buy or some other mechanism to both show rental income as well as deffer the sale until year(s) down the road.

Look for duplexes, multi-family properties on Craigslist for rent, or in the eviction section of your newspaper or drive around and get addresses of properties..then call the owners.

You really have to look - newspaper ads are great, or find estate sale ads, call the number and ask what they are doing with the house.
