so you need to be going to meetups, getting to know investors who source off market deals, getting to know investors who want agents to list if and when they need to list for any reason, etc. 

You can search on Google, attend REI meetings, or explore Facebook groups.People invest a lot of time and energy in generating off-market leads, and connecting with reliable, reputable sources who supply quality deals can be a game changer.

I've even heard of GCs using auction type settings for returned items at Home Depot and Lowes for steep discounts.I've learned a lot about the GC game as I was up close to over 40 projects last two years and some went well and some did not and when they did not it was all Contractor related.If a GC isn't sourcing cheap materials at the same time milking the hell out of his 150-200 per day workers, then you can find yourself eating into your margins real fast.

Why would you leave an income source that can further investments, fun, etc.

There was an additional 20k fee for them to source you properties that would fit their model.

Most real estate sites that try to dip into new ways of sourcing information fail.

AirBnB has been a really good source of quality leads.
