Numerous times I have been able to think through an issues that arose on a construction site and saved the Owner by proposing an alternate route to resolve it.

@Melissa StanleyEven if you set up an LLC with a partner there is no inherent tax savings by owning properties in an LLC.

By that time, hopefully you have saved up around 20%-30% for a down payment since you do not currently have any income and will be able to qualify for a DSCR or FIXNFLIP loan.

it was an interesting process but basically, the novation allowed us to get the deal done without having to involve the banks. this was a huge motivation. that way I save on having to close twice. 

Neither of those pencil out.I think you'd be wise to save the money and find your own leads.

Save some of your salary and use it do pay down the loan.
