Perhaps I have an odd case but I paid $1.35M or $455 / sq ft for a 3,000 sq ft duplex on a 7,000 sq ft lot in Los Feliz.Once I add the ADU complex, which will be around $350K, it will be a quadplex, 4,600 sq ft of living space. 

Just got off the phone with the zoning guy and he said since both of my lots pre-date the zoning regulations in the city, they're grandfathered in so-to-speak, which means I am able to build a single family on each one!

What you paid for it and invested in its upkeep are not factors for pricing/selling a property. 

They are more like an investment club / provide coaching (I am guessing for a fee) but I as a sponsor was told we don’t get any fee or have to provide any kickbackSomeone I know who is a member noted they do not act as investment advisors or provide investment advice nor are paid based on specific investments but I am sure someone can Confirm this I wonder how they get paid then.. ???

The problem with that is that now you're no longer tracking what you've paid to actual vendors, so you lose the ability to issue 1099's and know what you've paid who at the end of the year.  

When the property is sold, it needs to be paid back unless step-up in basis happens at death.

The overall profit for the deal is estimated to be around $70,000 over the next 3 years, $5,000 of my 50% portion gets paid to me after the refinance.

See if they will pre approve you for a line of credit.
