It's difficult to see how a tenant will be after screened and signing a lease.

Any rational landlord will double or triple their screening efforts because nobody wants to accidentally put a deadbeat in their property. 

I had a chat with them on the phone as i was curious about the funding.. but came to the conclusion that the down payment ( the client made to buy) was probably what they paid for the property and the seller carry back note was the profit.. and then the seller carry back note is sold to yet another investor.. who is investing for coupon money.   

Focus on finding a replacement with strong tenant screening processes and performance guarantees.

i feel like RE is one of the best examples of the exponential growth or delayed gratification. the small things we do and the connections we make during our real estate journey seem so insignificant at the time. but it only takes 1 opportunity or one phone call to launch us to the next opportunity and then everything starts to build on itself.

You can have the package list as a note on your phone or PMS and send it to them easily if they ask what is included.

They keep you legal in regards to screening, notices, and so on.

A lawyer could speak to it better, but I would be concerned about screening this way. 2.
