My plan is to get new tenants for several reasons esp that they're paying way below market value.Doing some research on the process (remember MA is a tenant friendly state) and after speaking with my attorney, this seems a little bit scary the more I know about it.

Most of the time this has not happened to me, and once it happened with a reliable tenant which I agreed to, but I have a tenant now that I suspect has caused some damage; regardless, I want to know what I can do if this situation arises and what the laws are in MA. I

Thanks for the clarification @Steven Hamilton IIThat didn't sound right to me but I haven't looked at those vehicle regulations in awhile.At least in MA I am pretty sure just having a magnet won't even get you eligible for commercial plates on your car.
