Hi Nathan,Thanks for the reply and insight that it might be normal what they are telling me. 

If they were long term I would let them break the lease and if the home was left in good condition then I would return the deposit - now this is just me but you have  alease that dictates specific terms that you can uphold them too or not.It would be ok to ask for the death certificate, and what you could say is its our policy to waive the fee for death but we need a record of it.Thanks for the reply.

Meetups and Facebook groups are good spaces to accomplish that.By reading the replies already posted here, you are already gaining a lot of knwoledge from experienced people like Jerryll, who explained another side of motivated sellers that I ever thought about.

I did just comment / replied to Nathan’s post here about someone locally who is getting sued .

The lease is ending in a couple of days and when we texted them about the time of their move out, a blunt reply "End of the day" came through.
