In CA if you do the tax sale approach it is recommended by the tax collectors- treasurers of any county that you do not do any rehab or sell the property for 1 years time frame as there is a litigation period allowed to the property owners (estate owners included), to contest in court if there was an erroneous sale or a legitimate reason it should not have been sold.

Who owns a land trust?
25 January 2017 | 4 replies
If the owner didnt initially buy in the name of the landtrust you can sometimes find their name on the deed that was recorded before the deed that conveys ownership in the landtrust, or you can also look to see where tax bills are mailed; sometimes the owner doesnt want to pay extra for chicago title to accept mailings, like tax bills, and their name will appear on the county treasurers site.
