It's Gated, fancy marble flooring, it leaves guests breathless...

These lots are only going for about $5000 per lot , I am thinking title insurance may be a waste of money...I know that of course the buyer will want to look at wether a home is buildable which it looks like that won't be a problem because this in a gated community with homes nearby.

Unfortunately, they're baby loans, under 50k, which reduces opportunites elsewhere right out of the gate.

Most homes around here are built of concrete.For example, you can get a fantastic house in Cape Coral for under 300K, in Naples that will get you a small to average home, depending on area for a non-gated (non-HOA) home.Insurance will vary depending on location and company used.

Seems like there's less risk involved in that....There just seems to be a lot of moving pieces and I don't want to get burned before I even get out the gate...

To dig deeper, you'll generally need to be qualified to get past the gate keepers, but there should be enough in the public domain to skim the surface. :)

Usually it can be okay to drive the area and the complex if not gated.
