I've since come across a California law, called the "Moore Marsden Law" which entails a perfect and fair way calculate ownership of property before and during marriage, and after divorce (should it happen).

At any point during the job the contractor will take any new information uncovered and try and emotionally hit you to shake your confidence about what is entailed and how it justifies a more expensive change order.

I know this not what you want to hear but you need more money as a cushion and with a math degree you should be able to get a better job; IMO invest in yourself to do whatever that entails first.

The rent roll shows annual leases, each for different programs, and there's been no mention of a contract on the building by the agent so I don't believe there is one and instead this would entail an annual inspection for each unit.

To be sure, equity sitting in a house is dead equity - it's not making any money - but not all of your money always needs to be making money, because making money always entails risk, and a certain portion of your total net worth should always be easily accessible, easy liquidity, and instantly valued - ie, $10k in your checking account is worth $10k today.

Thankfully, I don’t need that kind of money live on, as I have my day job, however I would like to accelerate the payoff on that expanded RE portfolio with the mindset that all mortgage debt payoff will entail my retirement.I would love to get your thoughts/critiques regarding my plan.

Banks will not take title due to the legal obligations it entails, thus leaving title in the name of the owners who abandoned the property if you check the local records.
