I attended a few meetups and, over time, built relationships with folks interseted in short-term investments.

Networking: Attend local real estate meetups or events to uncover off-market opportunities from fellow investors or agents.9.

The biggest rent decreases were seen in Nashville (-4.8% YoY), DFW (-4.0%), Denver (-4.0%), and Austin (-3.7%).

My biggest hurdles now are: finding and trusting the right agent (Denver), and  lender.
