do they tend to spike after a price decrease?

Being in NY through our Covid situation, I know how quickly life seems to get back to "normal" once the cases spike and slow down again.

Sleep well knowing that if the loan is called or the interest rate spikes, or your spouse starts arguing with you because they're listening to too much Dave Ramsey and don't yet understand, you can sell your investment and pay off the LOC within a fairly short order.Don't fear the beast. 

Had I maxed out all my loans 7 years ago, I'd be pulling in 180K a year between CF and PPD...At that point I'd feel COMFORTABLE retiring...because I spend waaaaay less than that and my income will keep growing and decades from now those properties will be paid off and my CF will REALLY spike.

Grow lights can really spike a power bill.

Look Those tenants will hate your ever living guys when you spike their rent up 500 bucks wether there’s new shiny floors or not .

and ensuing spike of insurance costs to cover that rise, I'm not sure 5.6%  raise in rent would be adequate to cover that increased cost amount.

I did plan to live there longer but as the market spiked so did my interest to sell. the boiler was not part of the rehab as it was never replaced. 

Still solid numbers on an uptrend since early 2019 when sales spiked down.

Now is the time to be finding properties because by the time the place closes you are probably a month or two away from a huge spike in demand.
