This is not “student housing” in the traditional sense - even the vacancy risk doesn’t exist as it’s a 12 month lease / they work over the summer there, etc.

If you have those, it doesn't really phase you.

Set your boundaries in advance, and if the deal doesn’t meet your criteria, politely bow out.

It is pretty easy to keep it fully occupied but it does mean I turn away a ton of people who want a lease that doesn't quite fit my requirements.
