This really only applies to 4.5-5 star communities. 

With 50 five-star ratings from guests who have stayed already, I just don’t see as much that will differ in terms of “proof of concept” or experience in the coming month or year as a lender might, and since the lot is a key to my success, I’m not going to step back from it.  

Although, bad contractors have served me well because they make me look like an All star for being simply average.  

Roofstock had this property listed as a 2 star neighborhood and the tenant was paying on time and it has the best rent in the area from what I checked.

Be better than the average, and shoot for the stars.

  ( stopped to fillup the prius with one gallon LOL ) and he dropped me off at airport..  5 star service.. however as a business traveler I dont see how this works if the owners will not bring the car to the airport.. and  this guys new prius was 95 bucks for 24 hours and 200 miles plus gas..

But you are also beholden to the local economy and local politics (here in Ny state we have the star rebate which is very explicitly a landlord tax).

We’ve done several STR transactions and have not found a way to “take over” Airbnb or VRBO with their nearly 5 star reviews.
