I've never rented or anything like that, I'm just beginning my real estate journey, and I don't even know where to go to find out things like the laws and rules of renting or where I can file contracts.

This is part of my normal tax filing anyway because the US (not sure for other countries) now "requires" reporting of all income earned worldwide. 

@Kristopher Hanks; I was absolutely floored when I found out from a friend that the state of his residence required annual LLC filing & fees. 

Go here on BP for your State specific lease agreement. click on "Store" above and click on the link to the right "Lease Agreement" and then pick the State you want the agreement to work with. you can also go to " Tools" and then "Fileplace" to see if anyone has downloaded any other forms you may want. here is a  move in/out check list i created that is on the site:https://www.biggerpockets.com/files/user/kidsalot/...

@Allan CalderonTechnically you file a small claims court I believe.

(again expensive as pets and multiple people/rooms involved)  Do you ask them to file a claim on their rental insurance for meals/stay?

I know the Schedule E is what a landlord should be filing come tax season, and I know my lender will want to see the Schedule E for the property for loan purposes.

I once had a Tenant in Baltimore City in the 90's steal and sell her new furnace after I filed for eviction.

So you would be filing one partnership return. 

In the future, a little money and filing paperwork is all it would take to convert it back into 3 condos.
