There is a chance that everyone working from home becomes more permanent and further reduces that metric (not to mention having fewer employees overall if layoffs/furloughs become permanent).I expect small retail will have some immediate challenges, as many of these smaller tenants simply don't have the necessary balance sheet to survive an extended quarantine scenario.

All of this happened over a disease where 90% of people have a 99% chance of survival.

If we are lucky to survive this onslaught, we will rebuild all that has been stalled, shut or broken.

Look, you are probably a nice person, but snow flakes don't survive in real estate in Seattle.

We have 5 basic needs above survival needs like air, food, water. 

but that’s how you have to be sometimes if you want to survive .

But when the time came for me, I went into some kind of survival mode and couldn't operate.

I have replanted thousands of acres of timber land we harvested.. you replant at 300 tree's to the acre with the hopes that you have a 20% survival rate.. like anything you can buy different sizes and quality of replant tree's we always chose the 3 and 1s  ..

Local landlords who do it for a living and choose to take on these management issues can and do make it work.. someone thinking this is passive income to financial freedom simply does not know what they don't know you cant have passive income and financial freedom when your tenant base is so severely limited in cash credit and basic ability to live and survive.. 

Sure, there have been a few hiccups such as taking homes back and surviving a natural disaster (a flood!).
