No good deed goes unpunished it seems.I was leasing a place recently and had all sorts of inquiries from people with large dogs, one had three 'rescue' dogs, another rather comically had a dog and a puppy, and when I hesitated on the phone another tenant in the background said rather urgently, "tell him they are therapy dogs."

I've had so many inquiries I wrote a little explanation / summary.  

It is the dead of winter and have had no other applicants despite > 20 inquiries. 

I admit, I don't always return each reference inquiry.  

I get LOTS of applicants off these groups.I get flooded with inquiries, many of which will be crap.

My topics were "The Inquiry and Interview" and "How to Establish and Maintain Good Landlord-Tenant Relationships" and "Money Management Matters."
