Are you going to do some kind of co-op program?

Change it to coin-op washer/ dryer to make tenants more accountable/ reduce water usage. - This is a buy and hold property.

I don't know how you get around this, so I write listing agreements with a co-op commission (ie buyer and seller broker) and then a non-co-op commission (seller broker only) at about half.2) Do NOT sign an exclusive buyer rep agreement.  90% of brokers with these will hang around until YOU find something and then pop up asking for their slice. 

Im from the NYC and we all know how incredibly hard it is to obtain any type of properties for beginners. i worked my behind to purchase a co-op in 2017 not to far from the city and  lucky for me the board accepts renting after 3 years which is coming up soon.
