Again, the details of property management in vacation realty is beyond me, but typically from my readings, vacation properties like this tend to attract better demographics rather than those looking for cheap motels and also, dependent upon the area might pull in better returns - and might just justify a pool.

You need to look at rent rolls, lease agreements, economic and demographic trends in the city, vacancy rate trends, etc.

Stephen even if you don't decide to target your marketing for a particular demographic, my advice is if you happen to get a motivated seller lead I would look into wherever it is.

These are in areas not family orientated or niche markets like urban infill, downtown, senior/student demographics.

We have a very diverse demographic population here and it continues to grow.  

Let us know what happens with this deal.Pay special attention to the area demographic.If a majority of the tenants are a certain demographic you might have to reposition the property.For instance in Georgia many Hispanics are leaving because of new immigration laws and checks etc.Let us know how the deal plays out.

Belton's Booming School District NewsMay 29, 2018BELTON – Belton Independent School District officials broke ground on the $125.6 million Lake Belton High School.The 394,000-sf campus, near the intersection of Hwy. 317 and FM 2483, will help the district ease overcrowding at its only high school.Lake Belton High School is expected to open for classes by fall 2020.The campus, which is being built to accommodate 2,500 students, will have baseball and softball fields, tennis courts, and areas for career and technical education.Currently, the district has nearly 3,300 students enrolled in its high school and expects that number to rise to 4,500 by 2023.Templeton Demographics created projections for the district that showed new home sales in Belton have more than doubled since 2014.Source: KWTX TV

I'm certain they meet the demographic that most investors -- myself included -- would flat out reject under normal circumstances.At any rate, I think I'm still way ahead on this investment.
