At the end of the day (and in hindsight) swaps are much more advantageous in this market, BUT require true credit worthiness.  

We've considered home equity loans, HELOC, even credit card with high limit and 0% interest for many months.  

If you are buying the second lien the seller should provide you with a credit report which then you have the lender and account info from credit report so you could call to get the balance.

Our cash flow is good, so I was thinking I'd get the line of credit to use for backup on these near term repairs that are less than $10k for what I can't cash flow or cover from savings.
