They are desperate for business and eager.My ARV was not right, I believe it is $4.2 at a cap rate of ~10%, and yes ideally this should be good enough for many investors to show interest in this project, but the issue is that we (the partners) do not have any past experience accessing the right channel of investors, not do we know how/ where to go about getting the right investors.Our plan was to rehab 3 blocks (total 18 blocks) of ~8 units each in Nov/Dec, rent out in Jan and with the income start rehabing the others.

I enquired further and was infomed that a some european company is selling pre-fabricated blocks of 20 units manufactured by a local company for a price of 45000 dollars per unit....inclusive of closing costs and finders fee.........its also an arm chair investment....Let me know your thoughts....

I thought he could continue living in his existing house/mobile home, when this all began 8 years ago.He ended up having to move a double wide modular and putting it on its own block foundation, septic, new electrical service,,,now remodeling to bring up to date.City has paid 8 to 10 K per acre for surrounding land back when land was selling for 2kto 3500k now land has doubled.
