This is a great resource, but the most important is to build face to face relationships with individuals actually investing in the market you'd like to buy in!

Any good free resources for sample maintenance agreements?

man this is the best direct-honest-unbiased-transparent I ever heard of. it is like i said before, the local broker that has better cost efficiency and/or tech-driven brokerage would rise in popularity and the slow and decaying process of traditional brokerage. typical agent make 50k, there're more realtor than home to sell with different cost from each brokerage ; seller/buyer not just want lesser commision but they want bigger pie when selling like you said. 

Happy to chat offline.In my experience those that are that value in ocean lakes are close to that in total rev.to really have an impact and get good roi you really need to be In the 500k range in my experience.300k will get you a ground level smaller unit and while  they are ok the bigger rev is in the stilt houses as mentioned
