The property is located in Canora and is mainly 1 bedrooms with bachelors and 3 beds mixed in.

There is a house across the street from me that has the same major details (sq. ft, bed, bath, etc) that just sold for $138K so I am confident that there has been a good amount of appreciation to my home, not to mentioned that while I have lived here I have updated the kitchen, flooring, furnace, water heater, and paint to add to the value.

I have come across an opportunity on a real Bed and Breakfast but with no breakfast served, and it has been running as Bed n Breakfast for the past 10+ years.

It seems most houses in Wenatchee or surrounding areas are usually in the $300k range (2-3 bed/1-2 bath).

They are hoarders and now have bed bugs.

Also, if I cant find many duplexes in the area, how can I account for this, should I use duplexes in a farther out area or look for a similar size house with similar numbers of beds and baths?
