I would recommend looking at Western NC as an option.  

Some big mountain markets I still like for first buys are Gatlinburg, Blue Ridge, and the Western NC Mountains.

I'm a buy and hold BRRRR investor and agent out here in Western MA area.

we manage about 50 units between Hartford county CT and Western Mass (mostly Springfield area).

Stay away from big box wholesalers like New Western and Networth Realty.

Markets vary of course, but this is what we're doing in CT / western MA.   

The average home in Western Washington (in my area anyways) is now going for no less than 300K.

Bought two four plexes near a Western Oregon Campus. $315K price for 4 2 bed/2 bath units one block from campus. $60k down at 4.75% owner carry.

But Portugal is the most western country to be free of an extradition treaty.

Several target markets include Tri-Cities in East TN (Johnson City, Kingsport, and Bristol), Western NC (Boone/Blowing Rock or Asheville), Research Triangle in NC (Raleigh/Durham), and Central VA (Charlottesville - my current location, or surrounding area).
