Also updated the look inside with LVT flooring and paint, added granite counters, painted cabinetry and trim, replaced non-functioning AC, landscaped backyard full of weeds into desert style landscape, painted exterior brick to updated colors.

All lawns must be kept within in four inches of the ground, trimmed, and free from trash and debris.

The power company will only trim trees in the right of way and even then the PA  power company at one house i owned cut down half an elm-right down the middle...

My understanding was that it's not so much the paint but the many friction points in old windows, so that even if there's not much paint, the simple fact that there is lead dust inside the windows (where the old weights and pulleys are) means that the up-and-down friction causes the lead dust to get released - and this is regardless of how the trim is painted.The only time it wouldn't make sense to just go vinyl with the windows, in my mind, is if there is some major aesthetic reason not to, or it's a historic house and you can't because of historic property rules (which, of course, add a lot to renovation costs besides just keeping old windows).And yes I really like our local REIA because it doesn't try to sell you things.

We replaced the roof, all flooring, bathroom vanities, fixtures, trim, painted kitchen cabinets and moved them around, hardware, toilets, half the siding, tons of yard work and cutting out weeds the size of trees, new paint inside and out, built a wood plank wall and made a faux beam in the master bathroom out of a poorly designed wall that was hanging down.

I do plan to hold for long term.I am getting mix advice: some said keep things the way they are, sand, and paint the trim, fix sash lock, install insulation strips, while replacing a few exterior sills, and not worry about tenant wanting to open the windows..Then I am told, go ahead and do it as a good feature to attract tenants (new, save energy with ensured/enhanced insulation, utility will be paid by tenant), of course the windows can be opened like they suppose to, less maintenance headache with possible landlord call for window breakdown/issues.
