Some lenders are happy to do a "rate and term" refi with no seasoning...but that is a variation wherein you take no cash out.

I’ve done it on my own, and trial and error is very very expensive.

1% vs flat fee I had a free trial of PL, so there was no cost there. 

We have played around with the trial period for Buildium and explored Cozy.

The idea being it is more complex to sue, there are lots of frivolous lawsuits and the Judge does NOT throw them out, Right to a trial, lawyers lie under oath and direct clients to do so, the BAR does nothing it is all corrupt.
